Two proposals for changes to property along Merrick Road mulled

Two major projects for property along Merrick Road are under review in Amityville Village. The first is a proposal for a CVS Drug store on the site of the former Amityville Chevrolet, and the second is for a commercial center and used car lot on the south side of Montauk Highway and Ketcham Avenue. Both are undergoing informal reviews before proceeding to file applications for Village approval. Their first stop, once applications are filed, will be to the Amityville Planning Board.

CVS, which has a store on Broadway in Amityville, is seeking a larger location with more parking. An unofficial site plan shows that the company proposes a 12,900 square foot building on the northeast portion of the lot, which is split zoned between residential B and Business 2. The remaining portion of the property which is 117,040 square feet, will be used for parking.

The store is expected to have a drive through service and a loading area is slated for the back of the store. The developers will have to go before the Board of Appeals for relief from building on the residential portion of the site.

The proposed commercial center Merrick and Ketcham is a 11,938 square foot building on 1.18 acres. The plan meets Village code for parking requirements and vehicles will be able to enter and exit the site from Merrick Road and Ketcham Avenue, if the plan is approved.

Earlier this year, the Village Board, concerned with the expansion of auto uses along MerrickRoad established a law prohibiting any expansion of this type of business there. Current businesses can continue to operate, and are not impacted by the law, unless they seek to expand.
